Land For Sale
The landowner of Ley Farm, which forms the southern part of the Freeport’s Langage Tax Site, is motivated to sell the freehold of 24.28 hectares of employment land. 16.12 hectares is located within the Tax Site and 8.16 hectares is adjacent.

Seed Capital Programme
At Langage, the Freeport is driving growth with a significant multi-million pound investment package, unlocking new opportunities for investors.
Spine Road:
Devon County Council is delivering a two-phase road extension to unlock 8 hectares of Carlton Power’s land by the end of 2025, with plans to extend through Ley Farm once the land is sold and development is committed.
New Access Road:
Carlton Power is building an access road to serve Plots 1 and 2, improving connectivity across the site.
Power Supply:
Carlton Power is providing power to Plots 2 and 3, ensuring readiness for business operations.
Pedestrian/Cycle Bridge:
Devon County Council is creating a new bridge across the A38, connecting residents with active travel links between the Freeport’s Langage and Sherford Tax Sites.
These strategic investments, paired with match funding, are transforming Langage Energy Park and Ley Farm into prime locations for innovative, sustainable business development.
Planning
The Freeport is supported by the Plymouth and South West Devon Joint Local Plan (JLP), a comprehensive 20-year strategy (2014–2034) that shapes the future of the region’s city, towns and villages. This established strategic framework ensures supportive planning for employment opportunities across all three Freeport Tax Sites.
The Freeport also benefits from a dedicated and experienced planning team, focused exclusively on Plymouth’s urban fringe. This team is committed to handling all Freeport-related planning matters quickly and efficiently, ensuring investors receive planning decisions without unnecessary delays.
