Four units. Space to scale.

The four units range from 750 sqm (8,100 sq ft) up to just over 2,000 sqm (22,200 sq ft), including:

  • Units 1&2 — semi-detached, 654 sqm (7,048 sq ft) ground floor each plus a flexible 101 sqm (1,510 sq ft) first floor. Can be combined into a single detached facility of 1,306 sqm (16,286 sq ft).
  • Unit 3 — 932 sqm (10,033 sq ft) ground floor plus a flexible 102 sqm (1,105 sq ft) first floor, with its own large service yard and dedicated parking.
  • Unit 4 — the largest of the four at 1,890 sqm (20,343 sq ft), with a flexible 174 sqm (1,873 sq ft) first floor and the option to sub-divide in future. (Now Let) 

Each unit offers adaptable workshop or production space, fully fitted offices across ground and first floors with lift access, welfare facilities including showers and changing areas, dedicated service yards, and on-site parking with EV charging.

Built with sustainability at the core

Sustainability was designed in from the outset: the development is a Net Carbon Zero scheme, incorporating solar reflective glazing, LED lighting, roof-mounted solar PV, efficient electric heating, high levels of insulation, and generous natural light throughout, reducing energy consumption and lowering long-term operating costs for occupiers.

A springboard for growth sectors

Located within the Freeport’s Langage Tax Site, Beaumont Way supports businesses in the region’s key growth sectors, marine, defence, space, advanced manufacturing, engineering and net zero technology,  and is expected to support around 138 full-time jobs.

The project has already delivered real social value alongside its physical space, including 8 internship placements, 6 new apprentices, graduate and new-entrant jobs, 172 waged training weeks and 17 new qualifications gained, plus employability support for people leaving military service through Skills Launchpad Plymouth.
