Marking an exciting start to 2026, the Freeport development at Beaumont Way on the Langage tax site is now complete, delivered in just 12 months and already making its mark on the city’s business and skills landscape. Four high-quality employment units are ready to fuel the next wave of growth, opening doors for businesses and local talent alike.
Ranging from 750 to just over 2,000 square metres (8,100 – 22,200 sq ft), the units are designed for immediate flexibility. Each combines workshop or production space with fully fitted offices across two floors, featuring lift access, welfare facilities including showers and changing areas, and dedicated service yards and car parking with EV charging. All units qualify for Freeport tax and customs benefits, supporting businesses in marine, defence, advanced engineering, net zero, and space sectors.
Sustainability lies at the heart of Langage South. Built to Net Carbon Zero standards, the units feature solar glazing, rooftop solar PV, LED lighting, efficient electric heating, and high levels of insulation, cutting environmental impact and helping occupiers manage long-term operating costs.
Even though the buildings are newly completed, their wider impact is already visible.
Delivered on behalf of Plymouth City Council by Devon Contractors, Langage South has exceeded its social value commitments. Throughout construction, it created practical opportunities for young people and those entering or re-entering the workforce.
Students from Brook Green Learning Centre undertook work placements on site, with several progressing into bricklaying and multi-skills construction courses. A three-week placement with subcontractor Intoheat resulted in an apprenticeship opportunity. Over 30 students also attended careers events, gaining hands-on insight into construction, site safety, and how major projects are delivered.
The results speak for themselves: eight work placements, six new jobs including apprentices and graduates, seven careers events, 172 waged training weeks, 17 qualifications achieved, and 14 individual training plans delivered. The contractor also partnered with Skills Launchpad Plymouth to provide employability support for those transitioning from military service, turning opportunity into real, tangible outcomes.
Langage South is one of three tax sites within the Plymouth and South West Devon Freeport. Funded through a £4 million Freeport seed capital allocation, match-funded by Plymouth City Council, the Beaumont Way development is expected to support around 138 full-time jobs once fully occupied.
As the largest of the Freeport’s tax sites, Langage is strategically positioned to drive growth in marine, defence, space, advanced manufacturing, engineering, and clean energy. With construction complete, the focus now turns to occupation and expansion, ensuring this landmark investment benefits local people and the wider economy for years to come.
